Signs your shower needs attention

Grout and caulking are the only things keeping water out of the wall behind your tile. When they fail, the damage is hidden until it is expensive.

  • Black spots in the caulkingMold grows inside the silicone. Bleach only lightens the surface; the bead has to be replaced.
  • Dark or discolored grout linesSoap scum and minerals soak into unsealed grout. A deep clean usually brings back the original colour.
  • Cracked, crumbling or missing groutGaps let water behind the tile. Damaged sections are ground out and regrouted.
  • Peeling or gapped caulk at the tub or glassA separated bead lets water under the tub edge and into the subfloor.

What we do

Only grout and caulking work, done properly. No renovation upsell: if your tile is sound, we restore it.

Caulking removal and replacement

We cut out all of the old caulk, strip the residue, kill mold in the joint, let it dry fully and apply a new bead of 100% mold-resistant silicone. Tub edges, shower bases, corners, glass doors and panels, niches and vanity backsplashes.

Deep grout cleaning

Machine and hand scrubbing with tile-safe cleaners to lift soap scum, mildew and stains from the grout lines.

Grout sealing

A penetrating sealer after cleaning, so water and grime stay on the surface and the grout stays clean longer.

Regrouting

Cracked or crumbling grout is ground out and replaced, matched as closely as possible to the existing colour.

Mold and mildew treatment

Treatment of affected joints before resealing, so new caulk goes onto a clean, dry surface.

How a visit goes

  3. CleanGrout is deep-cleaned and joints are treated for mold.
  4. Repair and sealDamaged grout is replaced, then sealed.
  5. RecaulkA new silicone bead is applied and tooled smooth.

Plan on keeping the shower dry for about 24 hours after new caulking so the silicone can cure. We’ll give you the exact time for the product we use.

Nothing. Every shower is a different size and a different mess, so we quote the actual job rather than publish a number that turns out to be wrong.

Questions

Can’t you just put new caulk over the old one?

No. New silicone doesn’t bond to old silicone, and any mold underneath keeps growing. We always remove the old bead completely.

How long does it take?

Caulking replacement for a typical tub or shower takes a few hours. Grout cleaning and regrouting depend on the size of the shower and the condition of the grout; we’ll tell you at the estimate.

When can I use the shower again?

Usually after about 24 hours, once the silicone has cured.

Will cleaning make old grout look new?

In most cases it brings back much of the original colour. If the grout is cracked or badly stained through, regrouting those sections gives a better result.

Can I get a price from photos?
